Località Pieve di Campi

Albareto (Pr)

Albareto is located between Emily, Liguria and, to a very limited extend,

Tuscany. It takes up the Gotra Valley, on the right side of the Taro river,

which delimits its natural boundaries to a large extent.

It is only 45 minutes far from Portofino, Santa Margherita and Sestri

Levante, 35 minutes from the paradise of the Cinque Terre (Five Lands)

and Golfo dei Poeti (Poetsí Gulf); thanks to the stillness of its verdant

hills, Valtaro guarantees total relax and entertainment for everybody. It is

about seventy-five minutes far from Genua, 2 hours from Florence and

1 hour from Pisa, the ideal starting place for discovering the multifarious

faces of Tuscanyís gorgeous territory, of Ligurina gulfs and of Lunigiana

hills.

Lavishly located between the Ligurian Sea and the Apennines mountains,

surrounded by woods and glades in a landscaped untainted from time

immemorial, Albareto is girdled by artistic cities, medieval little towns

and mighty castles. For many centuries Valtaro has been trodden by

the pilgrims walking along the Francigen or Romea Routes towards

Rome, the Holy Land or Santiago di Compostela; it is rich in important

Romanesque vestiges that have been carefully preserved and handed

down to us in perfect conditions.

New division into lots in the beautiful and un-

contaminated “Valle del Taro”, in a hill landsca-

pe near “Parma”, and to be more precise in

“Pieve dei Campi - Comune di Albareto”.

The entire area, of 30.000 square meters, is

developed on a sweet hill side and it is taking

the name from the ancient farm stone built-in

that is the symbol of the division in lots.

Next production of housing development of

various typologies. New residences with big

gardens, flats in mansion houses or in farms

customized and all constituted by garage or

private parking space.

Wood and stones preciousness finished.

Swimming pool opportunity.

DESCRIPTION OF BUILDING CHARACTERISTICS

FOREWORDThe hereunder reported description of works appeals to the prospective buyers of the properties inside the Podere ìAnticoî, it aims at pointing out the constructive and aesthetic characteristics concerning the realization of the complex at issue. For each type of intervention relating to the construction we tried to detail the building steps of the works and the materials used by the various suppliers in order to introduce what is going to be realized as best as we can. Each description included in this list is understood as including all that proves necessary, even if not expressly specified, for delivering the construction or the supply in perfect working conditions from every point of view. The materials, the works and the definition of the plants reported hereunder may undergo modifications while the works are in progress or they can be replaced with others having the same typological and commercial value by the Site Engineers or by Area Group, even without the permit of the customers. Any drawings, when enclosed with this description, are to be understood as meaningful since the overall dimensions deriving from technical/structural needs might bring about changes to them. The purchasing customers should be advised that, due to impediments or technical/organizational needs arising during construction, any changes, even structural, to the buildings and the single properties at issue may be brought about. It will be the Site Engineerís or the Area Groupís care to prevent such impediments from causing any inconveniences to the single purchasing customers as much as possible. It is to be reminded that any variation requested by the Buyer which implies a distribution of the lodgings or an alteration of the finishing that differs from what described below, shall be previously agreed upon (at the design and the accountancy stage) with the engineers appointed by the Area Group, in moments that are appropriate for the sundry phases of building implementation; such timing shall be defined and agreed upon each time with the purchasing customers themselves and the site engineers. We also hereby reaffirm the absolute prohibition for the purchasing party or for persons by them appointed to access the whole site area, subject to different agreement with the customers and in any case accompanied by technicians or responsible persons appointed by the customers.1. GENERALITIESThe new parceling-out shall stand at Pieve di Campi ñAlbareto (PR); it plans for the construction of flats inside a refurbished complex, with walk-ins, garden and private parking spaces.2. EXCAVATION WORKSThe refurbishing of the ancient farm inside which the flats at issue are to be built provides for the restoration of the existing fabric where possible; if not possible, the buildings will be constructed from scratch. The excavations that are made will be appropriate for prearranging the laying plane for possible new foundations and for realizing suitably-ventilated honeycomb foundations. 3. INFILLINGInfilling between the foundations or the perimetric masonry for reaching the garden level will be carried out with suitable materials, also recycled from the excavations.4. UNDERPINNING AND FOUNDATIONSBefore placing the foundations a layer of lean cement concrete will be laid down without the aid of formworks.Taking the soil nature into account, which is slanting in some respects, some reinforced concrete headwalls can be used, until reaching the ideal level for realizing the ground floor, resting on continuous foundations that are designed in such a way as to be able to withstand the pressure of the ground itself. Depth, sections and concrete dosage, as well as section and type of metal strap reinforcement, will be gathered from the documents arranged by the calculator engineer and the Site Engineers following soil inspection after the execution of excavations or ensuing geological surveys carried out before the structural calculation.5. REINFORCED CONCRETE WORKSThe refurbishing of the ancient farm inside which the flats at issue are to be built provides for the restoration of the existing fabric where possible; if not possible, the buildings will be constructed from scratch. The excavations that are made will be appropriate for prearranging the laying plane for possible new foundations and for realizing suitably-ventilated honeycomb foundations. All reinforced concrete works that pertain to the contracted works will be carried out according to stability calculations, accompanied by working drawings; the whole lot is drawn up and signed by a qualified or Buyer-appointed engineer or architect.6. MASONRYWhere possible the existing masonry works (stone and bricks) will be preserved after duly reinforcing and insulating them. The side-wall totally new plugs will be made up of a double masonry wall with inserted noise-insulating panel, according to the provisions of the regulations in force; such plugging may be replaced with heat-insulating bearing walls, at the Site Engineers’ discretion.
