è una citta-dina di circa novemila abitanti sul litorale tirrenico della provincia di Lucca, nella parte settentrionale della costa toscana, a pochi chilometri dalla Liguria. e’ una località di villeggiatura elegante, con ampie

spiagge sabbiose e folte pinete, alberghi e risto-ranti di alto livello, lussuose residenze, bouti-

ques delle più note griffes internazionali.

Deve il suo nome al fortino fatto edificare nel diciottesimo secolo a difesa della costa dal granduca di toscana Pietro Leopoldo e all’importante ruolo che il paese ebbe nei commerci dei marmi provenienti dalle vicine cave delle alpi apuane, tra-sportati nei magazzini della costa lungo l’antica strada progettata da Michelangelo

tamente sulla spiaggia si andò a formare un borgo di pescatori e naviganti che si sviluppò

di pari passo con la bonifica delle campagne re-trostanti. a partire dall’ottocento questo tratto di

costa, sostanzialmente ancora selvaggio, fu scoperto da artisti e letterati di fama internazionale, quindi da industriali e nobili che contribuirono alla nascita del-le prime attività turistico-balneari. Nel 1914 Forte dei Marmi divenne comune autonomo separandosi dal capoluogo Pietrasanta per meglio assecondare la pro-

pria vocazione turistica. Lo sviluppo raggiunse livelli d’eccellenza a partire dagli anni sessanta, con il pae-se divenuto ormai residenza estiva abituale delle più facoltose famiglie italiane, proprietarie di splendide ville nella pineta di roma imperiale.Con i comuni di Pietrasanta, seravezza e stazzema Forte dei Marmi compone la cosiddetta “Versilia sto-rica”, entità territoriale omogenea per cultura, identità e tradizioni posta al cuore dell’odierno (e più vasto) distretto turistico versiliese.

durante l’estate Forte dei Marmi ha un’intensa vita mondana, grazie a locali di gran richiamo (su tutti la storica Capannina di Franceschi, frequentata dal bel mondo e palcoscenico per grandi nomi della canzo-

ne e dello spettacolo), bar e caffè alla moda, ottimi ri-storanti, attività commerciali e boutiques di alto livel-lo, rassegne d’arte, spettacoli teatrali e musicali in un ambiente cittadino curato ed elegante. intensa anche la vita sociale che si svolge nei parchi delle ville, con serate e party esclusivi nel corso di tutta la stagione. il nucleo urbano è circondato da ampie aree verdi, pi-nete, viali alberati, ville con grandi giardini. La spiag-gia è molto ampia, di sabbia finissima, perfettamente attrezzata e ricca di servizi che assicurano il massimo in fatto di relax e comodità. a poca distanza dal mare si stagliano le alpi apuane, con vette che superano i 1900 metri di altitudine e proteggono la costa dai venti freddi del nord, rendendo le temperature miti per gran parte dell’anno. di giorno la brezza spira dal

mare, la notte dalle montagne creando così un micro-clima unico in italia, con aria balsamica e salubre.

La posizione geografica di Forte dei Marmi ha molto favorito il suo sviluppo economico e culturale. La vi-cinanza a città storiche come Pisa (40 km, sede di un aereoporto internazionale), Lucca (40 km), Firenze (100 km), Pietrasanta (5 km, famosa per la scultura in marmo, le fonderie d’arte e la presenza di grandi artisti internazionali), Viareggio (15 km, nota per il Carnevale, la nautica e le architetture Liberty), le lo-calità turistiche liguri come Portofino, Portovenere, le Cinque terre: tutto questo ha contribuito a rendere Forte dei Marmi un luogo ideale di soggiorno e pun-to privilegiato per visitare le bellezze circostanti.

a livello di infrastrutture e di punti di interesse nel-le immediate vicinanze del paese sono da segnalare l’aereoporto turistico e l’approdo della darsena di Cinquale, il campo da golf a 18 buche, il Castello Aghinolfi di Montignoso, con le vicine vie dell’arte, del vino e la Francigena, l’area naturalistica del Lago di Porta, la tenuta della Versiliana, già dimora di ga-briele d’annunzio ed oggi sede di un importante festival, le cave di marmo, la zona archeologica di Luni, l’oasi naturale ed il teatro lirico all’aperto di torre del Lago Puccini. L’entroterra è inoltre costella-to di borghi antichi tutti da scoprire, nei quali gustare la tipica cucina toscana e versiliese e dai quali par-tire per escursioni a piedi o a cavallo lungo i sentieri di montagna.

Forte dei marmi is a small city of about nine thousand inhabitants in the province of Lucca, on the northern Tyrrhenian coast in Tuscany, just a few kilo-meters from the border with Liguria. An elegant vaca-tionland, with wide sandy beaches and a lush coastal pinewood, top-class hotels and restaurants, luxurious homes, and the boutiques of many of the world’s best-known griffes.

Forte dei Marmi owes its name to the small fort built in the 18th century by Grand Duke Pietro Leopoldo to defend the Tuscan coast and to the city’s importance as a trade hub for the marble quarried in the nearby marble fields of the Apuan Alps and transported down the mountain on the ancient road laid out by Michel-angelo Buonarroti.A village of fisherfolk and sailors grew up around the Lorena’s fort, located directly on the beach, and devel-oped further as the inland countryside was reclaimed. Beginning in the 1800s, this stretch of coastline, for the most part still in its natural wild state, was discov-

ered by internationally renowned artists and literary figures – and then by industrialists and the nobility, who contributed to developing the first tourist facilities and bathing establishments. In 1914, Forte dei Marmi became an independent city when it split from Pietras-anta to better pursue its vocation for tourism. Develop-ment reached levels of true excellence in the 1960s, by which time Forte had become the habitual summer residence of Italy’s wealthiest families, owners of splen-did villas in the Roma Imperiale pinewood. The cities of Pietrasanta, Seravezza, Stazzema, and Forte dei Marmi make up the so-called “Historic Ver-silia,” a territorial entity with a shared culture and identity and similar traditions, located in the heart of today’s much vaster Versilia tourist district.

Social life in Forte dei Marmi takes off during the sum-mer months, thanks to famous nightspots (first and foremost, La Capannina di Franceschi, a historic meet-ing place for the bel mondo and for decades the stage for great names in music and entertainment), bars and

cafés à la mode, excellent restaurants, fine shops and international boutiques, art exhibitions, and theatrical and musical performances – all in a well-tended, el-egant urban milieu. Not to mention the society life in the gardens and parks of the villas, where exclusive soirées and cocktail parties are the ‘order of the eve-ning’ throughout the season. The urban nucleus is em-braced by extensive green areas, pinewoods, tree-lined boulevards, and villas set in parkland, with beautiful gardens. The fine-sand beach is wide, fully equipped, and abounds in services for the best in relaxation and convenience. Just a short distance from the sea, the Apuan Alps rise to peaks above 1900 meters, protect-ing the coast from the cold north wind and ensuring mild temperatures for most of the year. The breeze off the sea during the day and the land breeze from the mountains at night create a micro-climate unique in Italy and a balsamic, healthy atmosphere.

The geographic location of Forte dei Marmi has played an important role in its economic and cultural devel-

opment. The nearness of such historic cities as Pisa (45 km, with an international airport), Lucca (40 km), Flor-ence (100 km), Pietrasanta (5 km, renowned for its marble sculpture workshops and artistic foundries, and as the home/workplace of many great international artists), and Viareggio (15 km, known for its Carnival, its luxury yacht building industry, and its Italian Liberty architecture), and such Ligurian tourist playgrounds as Portofino, Portovenere, the Cinque Terre has contrib-uted to making Forte dei Marmi the ideal vacation spot and a perfect staging point for visiting the environs.

In terms of infrastructures and points of interest, the immediate environs of the city host the airstrip and tourist port at Cinquale, an 18-hole golf course, the Aghinolfi Castle in Montignoso, with the nearby “Vie” of art and wine and the much more ancient Via Franci-gena pilgrims’ route, the Lago di Porta nature reserve, La Versiliana, the estate where Gabriele d’Annunzio sojourned and now the venue for an outstanding sum-mer festival, the marble quarries, the Luni archaeologi-

cal area, and the naturalistic oasis and the open-air opera theater at Torre del Lago Puccini. And the inland area is constellated with ancient villages and hamlets, each different, each worth exploring, where visitors can enjoy true Tuscan and Versiliese cooking and set out for hiking or horseback excursions on the area’s many mountain trails.

Нельзя не вспомнить о мраморных карьерах, ар-хеологической зоне Луни, природном оазисе и оперном открытом театре в Торре дель Лаго, где история города тесно связана с именем Пуччини. Отдаляясь от моря, гости смогут открыть для себя мир античных селений, где главная роль в кулинарии отведена типичным тос-канским и версильским блюдам и откуда можно отпра-виться по горным тропинкам на экскурсии, выбрав для себя пеший путь или прогулку верхом на лошади.

L’intervento proposto consiste nel cambio di destina-zione dell’attuale fabbricato per realizzare una gal-leria di negozi e uffici al piano terra lato mare, due appartamenti di lusso per civile abitazione al piano primo (con ampie terrazze e giardini pensili anche in copertura) e locali ad uso cantine ed autorimessa al piano interrato. il progetto intende armonizzare l’immobile adottando una tipologia architettonica e finiture di tipo “marino”. Per il rivestimento delle facciate si prevede quindi l’utilizzo del legno a do-ghe orizzontali verniciate (color beige), tipiche delle case di guardianaggio degli stabilimenti balneari e di altri immobili già presenti sul lungomare come ad esempio osteria del Mare e oltremare. sempre in legno – naturale o laccato color verde salvia – sono le cornici alle aperture così come le persiane. Le fi-nestre sono del tipo a oblò, caratteristiche delle co-struzioni marinare. E’ prevista infine l’eliminazione del tetto a padiglione, alleggerendo l’impatto volu-metrico e uniformando l’intera copertura che diverrà a terrazza con fioriere perimetrali, recuperando tale superficie ad uso giardino-belvedere con vista sul mare, sulle isole e sulle alpi apuane. Le fioriere perimetrali delle terrazze saranno in ce-mento armato: dipinte e patinate con ossidi color beige all’esterno; rivestite in pietra all’interno. Con-terranno essenze tipiche mediteranee arbustive quali agave, tamerici, mirto, lentisco, fillirea, corbezzolo, ginepro, ginestra, euforbia delle isole, lavanda, ro-smarino, yucca, santolina, elicrisio, ma anche ram-

picanti e ricadenti – a seconda dell’esposizione so-lare – come il gelsomino, la pervinca, l’edera elix, che serviranno come elementi di mitigazione ed in parte come recupero della biomassa, nonché ponte ecologico per migratori (insetti, farfalle, uccelli). gli infissi saranno in legno color bianco avorio; canale e pluviali in rame; le inferriate e le ringhiere in ferro battuto color verde salvia.al piano terra verranno mantenuti i due ingressi lato nord e lato sud, sostituendo naturalmente le tende con tessuto color ecrù. i negozi della galleria avran-no infissi in acciaio tipo “Corten” color ruggine per essere meno visibili nel verde (il Corten ha un colore simile a quello delle cortecce). Le parti di facciate intonacate saranno al civile, color ocra chiaro. il fabbricato risulterà in armonia con l’ambiente circo-stante sia dal punto di vista architettonico sia per la scelta dei materiali e dei colori, rifacendosi stilistica-mente alle realtà balneari tipiche e, come accenna-to, ad alcuni immobili già presenti sul lungomare.

architecture and trim. The facades will therefore be clad with the horizontal wooden siding (paint-ed beige) typical of the caretaker’s cottages at the beach clubs and other buildings already present on the seaside boulevard; for example, the Osteria del Mare and the Oltremare restaurants. The door frames – as well as the shutters – will also be in wood, in a natural finish or enameled in sage green. The windows will be the “porthole” type, typical of many seaside buildings. Finally, the plans call for eliminating the current hip roof in order to reduce the volumetric impact and to create a single pro-file for the entire roof, which will become a terrace area with planters along the edges, thus recovering said surfaces for garden-belvedere use and offering views of the sea, the islands, and the Apuan Alps. The planters edging the roof will be in reinforced concrete, painted beige and patinated with oxides on the outer surfaces, faced with stone inside. They will contain typical Mediterranean shrubs such as agave, tamarisk, myrtle, lentiscus, phillyrea, straw-berry tree, juniper, broom, euphorbia, lavender, rosemary, yucca, lavender cotton, and helichrysum, as well as climbers and trailers – depending on the exposition to the sun – such as jasmine, periwinkle, and ivy, which will serve as mitigating elements and in part for recovering biomass and as an ecological bridge for migratory species (butterflies and other insects, birds). The door and window frames will be in wood, enameled ivory white; the gutters and downspouts in copper; the grilles and railings in wrought iron painted sage green. The two north and south ground-floor entrances will be maintained; the existing awnings will be re-placed with new fixtures in ecru fabric. The shops in the gallery will be fitted with rust-colored Corten steel door and window frames so as to minimize

their visual impact in the green area (the color of the Corten steel is similar to tree bark). Portions of the facades will be finished in exterior-grade smooth plaster, in light ochre color. The resulting building will thus harmonize well with the surrounding envi-ronment from both the architectural point of view and in terms of selection of materials and colors, re-ferring to the typical style of the beachfront estab-lishments and, as mentioned above, to other build-ings already standing on the seaside boulevard.

ЛАНДШАФТНОЕ ОПИСАНИЕПредлагаемые работы заключают в себе изменение предназначения настоящего строения с целью реа-лизации галереи магазинов и офисов, расположен-ных на первом этаже со стороны моря, двух квар-тир экстра класса для проживания на втором этаже (с просторными террасами и подвесными садами на внешней стороне стен), а также помещений в качестве погребов и гаражей в подвальном этаже. Проект направлен на гармонизацию имеющегося объекта, приспособив его к архитектурному стилю и отделке «морского» типа. В качестве облицовки внешних стен здания проект предусматривает при-менение деревянных крашеных (в бежевый цвет) досок, установленных в горизонтальном положении, типичном для строений в плане пляжных структур с элементами садоводства и других объектов, уже стоящих на побережье, таких как, например, ресто-ранов «Osteria del Mare» и «Oltremare». Опять же из дерева – натурального или покрытого лаком, цвета зеленый шалфей, - выполнены карнизы при входах, а также оконные ставни. Окна имеют форму иллю-минатора, в полной мере отражающие конструкции морской тематики. В проекте также предусмотрено устранение четы-рехскатной крыши, что значительно облегчит объ-

емное восприятие, унифицирует целое покрытие в плоском виде с предусмотренными наружными цве-точными контейнерами, придав ему вид сада – тер-расы с видом на море, острова и Апуанские Альпы.Цветочные кадки террасы предлагается выполнить из железобетона: снаружи раскрашенные и покры-тые лаком с применением окиси бежевого цвета; внутри выложенные камнем. В ходе работ предус-мотрено широкое применение таких типичных сре-диземноморских пород дерева и растений как агава, тамариск, мирт, земляничное дерево, можжевельник, островной молочай, лаванда, розмарин, юкка, санто-лина, а также вьющихся и свисающих растений – в зависимости от расположения и интенсивности сол-нечных лучей – таких как жасмин, барвинок, плющ, выполняющих роль освежающего зрение элемента и частично в качестве повторного использования био-массы, а также экологического моста для перелетных (насекомые, бабочки, птицы). Оконные рамы будут выполнены из дерева цвета слоновой кости; жёло-ба и дождевые сливы из меди; решётки на окнах и поручни сделают из кованого железа цвета зеленого шалфея. На первом этаже будут сохранены два входа с север-ной и южной сторон, где предполагается, естествен-но, заменить тканевые навесы цвета экрю. Оконные рамы магазинов галереи будут выполнены из стали типа «Corten» цвета ржавчины для того, чтобы не выделяться резко из зеленого тона («Corten» имеет цвет, близкий к цвету кожицы плодов). Выкрашен-ные стены фасада будут иметь цвет светлой охры. Таким образом, строение гармонично впишется в окружающую среду как с точки зрения архитектуры, так и с точки зрения выбора материалов и оттенков, стилистически приблизившись, как было сказано выше, к некоторым, уже стоящим на побережье, строениям.

La proposta tende a valorizzare l’immobile e, di conse-guenza, l’area circostante. tiene quindi conto di quan-to sopra esposto.al piano terra, attualmente utilizzato come discoteca, verrà realizzata una galleria composta da 7 fondi, di cui 4 a destinazione commerciale e 3 per uffici.al piano interrato è prevista la realizzazione di loca-li ad uso autorimessa e cantine, accessibile con scale esterne ed ascensore e, per i veicoli, con un sistema automatizzato di tipo “montauto”.al piano primo, con accesso da scale e ascensore po-sti nel lato sud, si realizzeranno due unità di lusso ad uso di civile abitazione, dotate di due grandi terrazze al piano con vasche idromassaggio e con soprastante copertura piana a terrazza, accessibile tramite scale a chiocciola esterne, ove verranno realizzati due giardi-ni pensili. La ricostruzione dell’immobile sarà esegui-ta con materiali d’avanguardia, sia per la struttura che per la finitura e per gli impianti. Per la parte strutturale verrà utilizzato cemento armato additivato con oppor-tuni prodotti. Le tamponature esterne saranno in par-te a vetro ed in parte in blocchi di laterizio conformi alle recenti normative per il contenimento energetico e l’isolamento dai rumori, così come i solai orizzontali. Le finiture saranno di grande pregio, con pavimenta-zioni e rivestimenti di cucine e bagni in marmo con inserti in mosaico; nelle camere, pavimenti in legno

pregiato a tavole, pareti e soffitti rifiniti con stucchi da eseguire in opera, infissi in legno di mogano vernicia-to con vetricamera antisfondamento, porte interne in legno massello. La parte impiantistica vedrà l’utilizzo di tecnologie all’avanguardia, con sistemi di riscalda-mento e condizionamento a pannelli radianti a pa-vimento e a parete, impianto elettrico realizzato con tecnologia domotica con gestione computerizzata dei vari scenari. Le vasche idromassaggio sulle terrazze saranno rivestite in mosaico vetroso Bisazza, preve-dendo di riscaldare l’acqua con l’ausilio di pannelli so-lari per poterle utilizzare anche nella mezza stagione. Le terrazze verranno contornate con fioriere di essenze mediterranee, piccole palme e fioriture miste. tecHnIcal report - The proposal is in-tended to valorize the building and as a consequence the surrounding area. In this regard, refer to the infor-mation given above.The ground floor, currently used as a discothèque, will be converted to a gallery composed of 7 units, of which

4 for commercial use and 3 for office space.Spaces for use as garage facilities and storage will be created on the basement floor; these areas will be ac-cessible via outside stairs and elevator and, as regards vehicles, via an automated “carlift” system. The first floor, with access via stairway and elevator on the south side, will contain two luxury residential units opening onto two large terraces on the same level, equipped with whirlpool tubs under flat terrace roofs, accessible via exterior winding staircases, on which two roof gardens will be created.The reconstruction of the building will be carried out using avant-garde materials both for the structural ele-ments and the surfaces, trim, and systems. The mate-rial used for the structural elements will be reinforced concrete with suitable additives. The exterior walls will be partly in glass and partly in clay blocks conformant with recent regulations concerning energy-saving and acoustic insulation; likewise the horizontal structural elements (floors). The interiors will be finished in top quality materials: floors and wall coverings in the kitchens and bathrooms in marble with mosaic inserts; quality wooden plank flooring in the bedrooms; walls and ceilings finished with decorative plasterwork on-site, door and window frames in painted mahogany fitted with high-security double glass panes; interior doors in solid wood. utilities systems will make use of avant-garde tech-nologies; the heating and air-conditioning systems will make use of floor-mounted radiating panels and wall-mounted units, respectively, the electrical system will incorporate domotic technology featuring computer management of various scenarios. The whirlpool tubs on the terraces will be tiled in Bisazza glass mosaic; the water for said tubs will be heated, in part by solar pan-els, to permit use even in the spring and fall. The ter-races will be edged with planters containing Mediterra-nean plants, small palms, and various flowering plants. The exterior facades will be clad with the horizontal wooden siding (painted ivory white) and the door and window frames and cornices will be in natural wood color, to lend the building a light and “marine” look. All the details are shown in the drawings on the pages that follow.

ТЕХНИЧЕСКОЕ ОПИСАНИЕПредложение имеет своей целью повысить ценность объекта недвижимости а, соответственно, и приле-гающей зоны. Поэтому учитывает все детали, из-ложенные выше. На первом этаже, используемом в настоящий момент для проведения дискотеки, будет реализована галерея, состоящая из 7 помещений, 4 из которых будут обустроены для коммерческих це-

лей и 3 - для офисов. В подземном этаже предусмот-рена реализация помещений под гараж и погреба, доступ к которым будет открыт с внешней лестницы и с помощью лифта; автомобили смогут заезжать в гараж посредством автоматизированной системы типа «montauto».На первом этаже, со входом с лестницы и через лифт, установленные на южной стороне, будут обустрое-ны две квартиры экстра класса под проживание с об-ширными террасами, укомплектованными ванными с гидромассажем и вышестоящей плоской крышей, выход на которую будет возможен с помощью вне-шней спиралевидной лестницы, где предполагается разбить два подвесных сада. Реконструкция строения будет выполнена с при-менением передовых материалов, как для самой структуры, так и для отделки и установки различ-ных устройств. Для несущей части здания будет ис-пользован железобетон с добавлением оптимальных примесей. Внешние стороны частью будут реализо-ваны из стекла, частью из блоков кирпича, что соот-ветствует недавним положениям по энергетическому содержанию и шумовой изоляции, включая и гори-зонтальные перекрытия. Внутренняя отделка отли-чается большой ценностью, обязательно предусмот-рено половое покрытие, облицовка кухонь и ванных комнат будет выполнена из мрамора со вставками из

мозаики; в комнатах половое покрытие будет выпол-нено из дерева ценных пород, стены и потолки будут отделаны лепниной, для оконных рам из красного ла-кированного дерева предусмотрены противоударные стекла, внутренние двери будут выполнены из мас-сива. Работы по установке устройств предусматри-вают применение передовых технологий с системой обогрева и кондиционирования с помощью излучаю-щих панелей, вмонтированных в половое покрытие и стены, - электрического устройства, реализован-ного по технологии «умный дом» с автоматизиро-ванным управлением различных программ. Ванные с гидромассажем, установленные на террасах, будут облицованы стеклянной мозаикой Бизацца. Они пре-дусмотрительно будут настроены на разогрев воды с помощью солнечных панелей, которые можно будет использовать также в межсезонье. Террасы плани-руется обрамить цветочными кадками со средизем-номорскими растениями, маленькими пальмами и разнообразными цветами. Внешние стены соору-жения будут горизонтально обшиты досками, окра-шенными в цвет слоновой кости, входы планируется украсить контурами, которые как и карнизы, будут выполнены из дерева натурального окраса, для того, чтобы придать образ легкости и «моря» структуре.
